In Tejgaon's industrial corridor, a new landmark has risen as a statement of ambition. Trade Intercontinental, a 32-storey high-rise, is one of South Asia's rare USGBC LEED Platinum pre-certified buildings and yet another milestone for Bangladesh's architectural landscape.

Architecture as performance

Developed by InnStar Limited and owned by House of Sunshine Knitwear Limited, Trade Intercontinental was never intended to be just a commercial tower. From the beginning, it was envisioned as an "intelligent building"—a structure that actively responds to its environment.

The double-glazed low-E glass façade minimizes solar heat gain while maximizing natural light. Metal fins and projections not only create striking geometry but also function as solar shading. Inside, CO₂ sensors, floor-wise energy metering, and basement light sensors feed into a Building Management System (BMS) that regulates ventilation, lighting, and mechanical systems with real-time precision. Rainwater harvesting and advanced metering ensure resources are recycled and monitored.

Challenges and triumphs

Completing a 32-storey tower while meeting rigorous LEED standards was no easy task. Every stage demanded innovation. Balancing energy efficiency with a sleek silhouette tested both design and engineering. Advanced simulations optimized façade performance, while global-standard construction practices ensured stability and sustainability.

Each challenge became an opportunity, and the result is a tower that is environmentally responsible, technologically advanced, and visually commanding.

Headquarters of business powerhouses

Trade Intercontinental is already reshaping Dhaka's corporate geography. The tower is home to the headquarters of leading Bangladeshi conglomerates and international firms across textiles, manufacturing, technology, automobiles, and finance.

For these companies, the appeal is twofold: prestige and performance. Intelligent systems cut operational costs while improving workplace comfort, aligning with global ESG standards. As a result, the tower has become a nerve centre for decision-making, setting a new benchmark for corporate headquarters in Bangladesh.
